Pebble-dash & render removal in Ewell & Epsom
Postcodes: KT17, KT18, KT19 · Council: Epsom and Ewell Borough Council (Surrey)
Ewell and Epsom are just over the London border in Surrey. The council's character study says most of the borough's homes were built from the 1930s onwards, and Victorian and Edwardian terraces are relatively rare. It describes Stoneleigh as streets of semi-detached houses with double-height bays, render and brick fronts and hipped roofs. Its 1920s–30s estate type covers most of Stoneleigh, West Ewell, the area around Nonsuch Park, east and west Epsom, Woodcote and the Wells (Epsom & Ewell Council).
What to check in Ewell & Epsom
- 21 conservation areas. They include Ewell Village and The Green/Ewell Downs Road (Epsom & Ewell Council). In any conservation area, cladding a house in render or pebble-dash needs planning permission (Planning Portal).
- Article 4 directions can cover painting. The council says its Article 4 directions remove permitted development rights for things like porches, windows, doors, roof coverings and painting the outside of a building, mostly on elevations facing the street. Directions cover areas including Ewell Village, The Green/Ewell Downs Road, Church Street, Downs Road Estate, Stamford Green, Worple Road, Burgh Heath Road, College Road, Higher Green/Longdown Lane North, Lintons Lane and Pikes Hill (Epsom & Ewell Council).
- Matching the neighbours. Outside conservation areas, permitted development generally needs materials of similar appearance to the existing house, so a big change of finish is worth checking with the council first (Planning Portal).
Typical costs
Strip and re-render a 3-bed semi: around £3,800–£5,200 in national guides (Checkatrade); removal alone £20–£60/m² (MyBuilder). London quotes are often towards the top of these ranges. See the cost guide.
