Pebble-dash & render removal in Balham & Wandsworth
Postcodes: SW12, SW17, SW18 · Council: Wandsworth Borough Council
Balham's best-known period houses are on the Heaver Estate. Alfred Heaver built it between about 1890 and 1910: red-brick detached, semi-detached and terraced houses in a Queen Anne style, east of Balham High Road and next to Tooting Bec Common (Wandsworth Council). On brick houses like these, the job is usually taking off pebble-dash or render that was added later.
What to check in Balham & Wandsworth
- Heaver Estate Article 4 direction. Planning permission is needed for external alterations visible from the street, including windows and doors. It's also needed for painting the outside walls of houses and flats (Wandsworth Council). The council's appraisal notes that pebble-dash and paint have been removed from some houses with the help of council grants (Wandsworth Council). Talk to the council before any render or paint work here.
- Other Article 4 areas. Wandsworth also has Article 4 directions in the Dover House Estate, Latchmere Estate, Putney Lower Common, Roehampton Village, Shaftesbury Park Estate, Totterdown Fields Estate and Wandsworth Common conservation areas (Wandsworth Council). In any conservation area, cladding a house in render or pebble-dash needs planning permission (Planning Portal).
- Victorian brick under the render. On older solid-walled houses, specialist heritage bodies advise lime-based repairs rather than cement, and a small trial patch before stripping a whole wall (SPAB). See our brick restoration guide.
Typical costs
Strip and re-render a 3-bed semi: around £3,800–£5,200 in national guides (Checkatrade); removal alone £20–£60/m² (MyBuilder). London quotes are often towards the top of these ranges. See the cost guide.
